Ok I admit about using timber as a lintel and i was going back years when we did that but it was allowed at that time, and prob still is in places

I totally agree with you and timber would probably outlast the lot of us but I think we both know that some of the BIs come straight out of college and haven't a clue so if it's not written the "bible" it's "wrong". Same applies to some of the surveyors when it comes to a sale so in Rays case better safe than sorry.

I very much doubt if anyone on here would want to devalue your experience or opinions bassethound. On certain other forums however world war would have already broken out:funny:
